In 2004, a client approached AVA for a conservative office building for development in the Belgaum, the sister capital of Bangalore. This project ran out of funding in 2006 and was partially constructed. The project was re-started in 2017.
A new challenge was to ensure that the building would adhere to the current development policies with new setbacks and height restrictions.
The brief stipulated that designs work within the context of the upcoming contemporary office and retail spaces in the vicinity. To one side, the buildings had to address a busy commercial street with retail, office and hospitality uses raised several storey's above ground level. On the opposite side, a quiet street facing a cremation ground. Working within these constraints, the practice was able to subtly produce buildings of strikingly contemporary appearance which, most significantly, utilized a low-energy servicing agenda.
The key to this strategy was the opening up the northern and eastern facades for daylight to penetrate into the building and limiting openings in the west side while shading it with balconies. The south side is used from branding.
The office building with retail frontage at ground level was designed for natural ventilation throughout, with intensive research into the servicing program with provision for HVAC services on the western facade. Additionally, the building terrace was covered with raised solar panels to light all the common areas and generate additional energy that would be fed into the system via Net metering. The façades of the buildings incorporated clear and opaque glass panels and solid areas of stucco. Visually striking, the practice’s contribution to the Tammana Arcade development challenged conventional wisdom, producing a pioneering low-energy environment for business and retail accommodation.
