The project is situated at Erandwane, Pune and has adjoining roads on north-east and north-west sides with the corner facing north. The Mutha river is on the south-east side of the site. The site has a gradual slope from north-west to south-east side.
The Plot belongs to MahilaSeva Mandal (MSM). This project is a redevelopment project. MSM is a charitable Trust working for underprivileged girl child and women. The project objective was to redevelop all existing activities of the trust without relocating them from the site and design a retail space to be a landmark for the community that would provide revenue to the trust via lease.
The building was envisaged as a retail space with active ground floor frontage and efficient and legible display floor space suitable for multi-brand retail at upper levels lit up by an atrium. Part of the total available site area was set aside as a public square which meant that the mall had to be tall enough to accommodate 22,900 ft² of space. All trees in the public space are retained making this space pleasant to be in at all times.
The achievement is urbanistic as much as architectural. The building and public space were intended to revitalize an area of the city that was unkempt. The place, now vibrant underlines the success of the retail establishments role as a catalyst for urban regeneration.
The lower level of the building contains restaurants and cafe's accessible from both the street and the interior of the building. After one enters, the chic atrium with a hanging sculpture suspended from the roof becomes visible. Above, vast open floors house clothing retail spaces , administrative and service areas. Finally, the top floor accommodates a futsal court and temporary exhibitions, all of which could be open late into the night, bringing life and activity to the place during the evening.
The entrance to the building is at the level of the street and the piazza and relates to the life of both. Alternative access is via the lifts, escalators and staircases attached to the west façade. Each of the five major floors are uninterrupted by services or circulation.
These huge, open, loft-like spaces are serviced both from above, and from the raised floor for maximum flexibility in layout. The fire stairs, lifts which would ordinarily interrupt the floors are on the exterior face.
Movement is celebrated within the atrium by planning escalators at opposite ends enabling visual access and free pedestrian flow around it.
The realization of the project was a model for interdisciplinary teamwork. The main structure – a permanent post tension RCC grid – provides a stable framework into which the moveable parts, can be inserted, dismantled and re-positioned as necessary. Every floor plate is 39,300 sq. ft. with the exception of the ground floor which is 42,300 sq. ft.
The cladding is a wall of aluminum composite panel and glass and therefore easily changed. The line of the cladding is kept back from the edge of the building, allowing plenty of space for human interaction, while lending the building an identity fit for a retail establishment.
