This redevelopment project is located within the city's business and retail district between two parallel streets, viz. F.C. road and Deccan Gymkhana lane. A partial demolition of the existing building was undertaken to facilitate construction of the new building. The original facade fronting the main road was retained and the part accessible from the inner road was modified.
The primary driver of the architectural concept is to develop a new pedestrian street that links the two parallel roads to access the new building. an unprecedented level of transparency on the upper and lower ground levels, allowing previously unachievable views through the building, made possible by the fact that the island site is bounded on all four sides by public thoroughfares. The secondary focus of the concept is the large triple-height atrium within the new building that increases visibility to all levels of the new commercial structure. Around this atrium, is the block of clearly expressed large open floorplates that benefit from high levels of natural light from the atrium.
The building mass is carefully placed to have a minimal impact on the surrounding streets, while creating an appropriate transition in scale suggested by the adjacent buildings.
The building elements are distinctly expressed in the architectural composition. The floorplates or are arranged as a stack of efficient, glazed volumes utilizing a simple RCC structural system to create high quality flexible space allowing for maximum daylight penetration via the atrium.
The secondary spaces, comprised of lifts, stairs and toilets are placed on the south side adjacent to the blank wall of neighboring plot thereby insulating the atrium and keeping it cool. The principal vertical tower, with its dramatic glazed passenger lifts, lends a strong sense of identity to the atrium from within and can be clearly seen from the entrance of the building.
In response to forward-thinking environmental criteria, the building is entirely naturally ventilated by a wind stack effect that funnels in through the entrance door and exits at rooftop level. Overall, the building has significantly lower energy consumption compared to other similarly sized buildings.
