The building geometry results from respecting the angular street orientation to the south west of the site and plot constraints. This created a straight building parallel to the street with appropriate setbacks for the retail frontage and offices above. The straight clean lines of the exterior enhance the facade by making it neater. In order to facilitate quick construction a gridded structure was chosen, and due to a relatively fast construction program the use of table form construction post tension slabs was adopted.
The offices overlook the street and have ongoing maintenance requirements and a strategy was developed with the client to expose all services for easy installation and future access. To minimize service runs and crossovers, a series of continuous riser zones was created allowing direct feeding of services from riser to service area. To enable the open plan offices to take advantage of the only views and natural light they were situated to the south-west side of each level facing the street.
